Nina:

This would be a very small property management system - so forget what I
said about CTI, JDE, and SAP. I'm not aware of any small systems that run on
AS/400. There are lots of small systems around though. So, here are some
smaller pm systems, but I don't think any of them run on AS/400.

I saw a demo once for Spectra (based in Winnipeg) and was amazed by what a
small building owner could buy for just a few thousand bucks. Clayton
Cracklen is sales manager there, and phone number is (800) 731-8668. 

Another product that is quite small - I haven't seen demo'd but have heard
it has a fair bit of functionality for a low price is Flex. I don't have a
contact name for them.

Yardi has a variety of systems to suit different sized companies. Terry Lush

it's for a pretty small outfit, i think (not for us, we were just asked
if we knew of any).  they sell lakeside property, and rent out marina
space, etc.  for a small as/400.
